How quickly can you actually complete? +
If we buy your home ourselves with our own cash, we can aim to complete in as little as 28 to 30 days from the point we agree a price โ€” subject to the usual searches, survey, and legal checks. If we are finding you a buyer instead, that typically takes 8 to 12 weeks. The Secure Sale Method usually completes within 28 days from exchange. We always give you a realistic timeline upfront โ€” we never overpromise just to get you started.
Do I need to pay anything upfront? +
No โ€” nothing. Our initial consultation is completely free. For a direct cash purchase there are no fees at all to you. For an assisted sale, we cover your estate agent fees and solicitor costs, and we only take our fee from the sale proceeds when the deal completes. You never put your hand in your pocket before a sale goes through.
Is your offer guaranteed once made? +
Our initial offer is subject to a survey, searches, and legal checks โ€” just like any property purchase. Once those are done and everything checks out, the offer is confirmed. We are always honest with you โ€” if a survey finds something unexpected, we discuss it openly before making any decision. We never surprise you with a last-minute price drop on the day of completion.

Your Six Options โ€” Plain English
Option 1 โ€” We Buy It. How does that work? +
Simple. We buy your home directly using our own money. No mortgage, no chain, no third-party buyer to find. You agree a price with us, we instruct solicitors on both sides, do the usual checks, and complete on a date you choose. Typically 28 to 30 days. No estate agent fees. No viewings. No strangers. The money goes straight to you on completion day.
Option 2 โ€” We Find You a Buyer. What is the difference from using an estate agent? +
With a normal estate agent you pay their fees whether they sell it or not, viewings can drag on for months, and chains collapse all the time. With us, we find a chain-free buyer, cover your estate agent fees and your solicitor costs, and we only take our fee from the sale proceeds when it actually completes. We aim to get you as close to your asking price as possible โ€” typically within 8 to 12 weeks. You pay nothing unless and until your home sells.
Option 3 โ€” Not Ready to Sell Yet. What does this actually mean? +
This is for people who are stuck โ€” maybe you owe more on your mortgage than the house is worth, or you just are not ready to move yet but want a plan in place. We agree a price with you today, then we take over the property โ€” covering your mortgage payments โ€” and complete the purchase at a future date you are comfortable with. Usually somewhere between 3 and 5 years away. You are not forced to sell. Nobody evicts you. You just have a clear plan and the mortgage stress goes away.
Option 4 โ€” The Secure Sale Method. What is it in plain English? +
This is for sellers who want speed AND close to full market value โ€” and will not take a big discount. We use a specialist sale method where your property gets full market exposure, a reserve price you set, and on the day a buyer is found, contracts are exchanged immediately with a non-refundable deposit. That means the buyer legally cannot walk away. Average completion from exchange is around 28 days. You set your own completion date. The whole thing costs you nothing โ€” all fees are paid by the buyer. We handle everything and refer you to our specialist sale partner who manages the process from there.
Option 5 โ€” Keep Your Property, Get Paid Monthly. Is this a sale? +
No โ€” you keep the property. We lease it from you and pay you a guaranteed fixed monthly amount whether the property is occupied or not. We manage everything โ€” tenants, maintenance, repairs. This suits landlords who are tired of the hassle but do not want to sell, or property owners who want regular income without the stress of managing it themselves. Everything is set out in a written lease agreement so you always know where you stand.
Option 6 โ€” Discreet Private Sale. What makes it private? +
Your property never appears on Rightmove, Zoopla, or any other website. There is no For Sale board outside your home. We go directly to our private network of serious cash buyers โ€” people we already know and have worked with. No strangers calling, no viewings you did not agree to, no neighbours knowing your business. Typical completion is 28 to 56 days. This suits people going through a divorce, dealing with a family situation, or simply wanting complete privacy.
Difficult Situations
I owe more on my mortgage than the house is worth. Can you still help? +
Yes โ€” this is exactly the kind of situation we deal with. You have options even in negative equity. We can cover your mortgage payments and take control of the property while we agree a sale price for a future date when values have recovered. This means the debt pressure stops immediately and you have a clear exit plan. We will always give you an honest picture of what is achievable โ€” including recommending independent legal or debt advice where it is in your best interest.
I am facing repossession. Is it too late? +
Contact us as soon as possible โ€” the earlier we know, the more options you have. A direct cash purchase is usually the fastest route and can often complete before a repossession order is enforced. We will also recommend you take independent legal advice from a solicitor who specialises in repossession โ€” there may be steps that can pause the process while a sale completes. Do not leave it โ€” every day matters in this situation.
My property needs a lot of work. Will you still consider it? +
Yes. Properties that need refurbishment are exactly what many of our buyers are looking for. We take the condition into account when we make an offer โ€” we will be honest about how the condition affects the price โ€” but we will not walk away just because a property needs work. In many cases, a property in poor condition is a better fit for a cash purchase or private network sale than for the open market.
I am going through a divorce. Can you help? +
Yes โ€” we handle this sensitively and discreetly. A cash purchase or discreet private sale avoids the property going on the open market, minimises contact between parties, and gives both sides a clean, fast resolution. We work with both parties or through solicitors if that is easier. Everything is kept confidential.

How do I know I am getting a fair deal? +
We are transparent about how we work, how we make offers, and what our fees are. We will always explain the basis of any offer we make โ€” including the comparable evidence we used. We never pressure you to sign anything before you are ready, and we always recommend you take independent legal advice before exchanging contracts. What if you pull out after we have agreed a price? +
Before legal exchange, either side can withdraw โ€” that is standard in any property transaction in England and Wales. If we withdraw, we cover all of our own legal costs and survey fees. We will never leave you with a bill for our costs. This is why we always tell you โ€” do not commit to any removals, new tenancy agreements, or non-refundable bookings until legal exchange has taken place.
Should I get my own solicitor? +
Yes โ€” always. We strongly recommend you appoint your own independent solicitor to represent your interests. This protects you. We can recommend solicitors we have worked with before, but you are free to use whoever you choose. For a cash purchase we cover our own legal costs. For an assisted sale we cover your solicitor costs as part of the arrangement.
